Any work over the value of $5,000.00 must have a signed building agreement between the builder and client. If the builder does not ask you to sign an agreement then you are under no obligation to pay.

By law the contractor is not allowed to take any more than a 10% deposit. Previously the law concerned that a contract over $20,000.00 could ask a maximum of 5%  and under $20,000.00 a maximum of 10%. Further progress payments must be clearly stated on the building agreement as well as all details of the structure to be built.

 Work over the value of $20,000.00 the contractor must carry a current Home Building Compensation Fund.

Note the company’s builders license number and any industry associations they are members of such as H.I.A or M.B.A.

Research the company’s website, most companies have one.

Does the company have a permanent office or showroom?

Look for written, transferable workmanship guarantees. How long has the company been operating?

Only licensed ‘builders’ can carry out all aspects of your structure. Other licenses such as ‘carpenter’ are limited.
